What is on the roommate agreement template
Who lives here
Address, start date, review date, and a row per person with room, phone and move-in month.
Rent and bills
Five printed rows, from rent to water and trash, plus two spare. For each: the monthly total, how you split it, who pays the company.
Supplies and settling up
What you buy together, how you split it, and the day you settle up with each other.
Chores
Shared area, done means, how often. The sheet says why: “Here we agree what ‘clean’ means.”
Guests, quiet hours, food
Three guest numbers, quiet hours for weeknights and weekends, and food in three lists: shared, ask first, please don’t use.
Problems and moving out
Three printed steps, starting with “Say it directly and kindly within 48 hours.” Then a monthly check-in day, the notice you give each other and the last bills.
What this is not: a lease-style roommate contract template
Most of the first page of Google is legal forms. The UC Berkeley Student Legal Services form is built around the lease and rent you are “jointly and severally liable” for; household chores get one sentence and a blank.
LawDepot, a top result, says a roommate agreement may be binding if it meets basic contract requirements, and adds: “Financial terms are often easier to enforce than household rules.”
This roommate agreement template takes the household half and says so on page two: “Not a legal document. A shared agreement between people who trust each other.” If rent shares must hold up in a dispute, sign a legal form too.
| UC Berkeley SLS form | This sheet | |
|---|---|---|
| Rent and deposit | Shares, deposit, liability to the landlord | Every bill with its split and payer |
| Chores | One sentence and a blank | What done means for each area |
| Guests | Nights per week | Nights, notice, longest stay |
| Smoking, alcohol, parking | Checkboxes and blanks | Not on the sheet |
| Changing the rules | In writing, signed by all | After a sit-down, everyone signs again |
A sample roommate agreement, filled in
The example is three roommates in Brooklyn. Rent of $3,300 is split by room size, $1,250, $1,100 and $950; the other bills equally, and the $18 streaming plan only between the two who use it. One name pays each company, and the others settle up by the 3rd.
To test other splits on your own rent, use the rent split calculator.
Page two of this roommate contract example sets the finish line, such as kitchen counters wiped and the sink empty at night. That decides in advance whether a room counts as clean.

Page one of the example. The shares add up: $1,250 + $1,100 + $950 = $3,300.
How many nights can a guest stay?
Guests come up again and again in a Reddit thread on what to put in a roommate contract. One reply caps a stay at three nights, adding “or however long you find acceptable”. Written agreements differ:
| Source | Guest rule |
|---|---|
| UC Berkeley SLS form | A blank: __ nights per week without permission |
| Ohio University form | Seven days in a row without everyone’s permission |
| University of San Francisco example | 5 nights without permission, school breaks included |
| This sheet’s example | 2 nights a week each, 24 hours’ notice, everyone’s OK after 3 nights |
A limit alone leaves two questions open, how much warning is enough and when a long stay needs everyone’s OK, so the sheet asks for three numbers.

Section 4 on page two: three numbers instead of one.

How to fill it in together
- Sit down once, all of you. There is no head roommate; everyone signs the same line.
- Start with the money. Each bill’s total first, then the split.
- Write what done means. Who does what each week goes on the Roommate Chore Chart, as the sheet says.
- Use numbers. 2 nights, 24 hours, quiet from 10:30 pm.
- Sign, date and fill in Review on. The example reviews after three months, with a check-in every first Sunday.

Quiet hours in the example: from 10:30 pm on weeknights, from midnight on weekends.
Questions people ask
How do you write a roommate agreement?
Together, with numbers for what you would otherwise argue about: each bill and its split, what clean means, guest nights, quiet hours, notice. Then everyone signs and you set a review date.
Does a roommate agreement have to be notarized?
No. LawDepot says you do not need to notarize one, though you may have someone witness it. This sheet is not a legal document at all.
Does a roommate agreement contract hold up in court?
It can. LawDepot says it may be binding if it meets basic contract requirements, depending on the lease and state law, and that financial terms are often easier to enforce than house rules.
What is the golden rule for roommates?
There is no official one. The first step printed on this sheet: say it directly and kindly within 48 hours.
How much should a roommate pay?
The share you all agree to and write down. In the example, shared bills split equally and rent follows room size: $1,250 for the big room, $950 for the small one.
Is there a free version in Word or Google Docs?
Not here. The sheet is a PDF, and the fillable one has 73 fields to type into before printing.
Does it work as a housemate agreement template or in a dorm?
Yes, for a shared house or apartment of up to four people. In a dorm, keep your numbers within the residence hall’s rules.

When one line has to happen every week
In Alpacto, two roommates can turn a line into a pact that lives on both phones. A bill becomes a task one marks complete and the other confirms; the kitchen, a routine with check-ins and a streak. The pact holds the reminder.
